Cape Coral Florida Bank Owned Property. When I am out showing bank owned property to clients, it's easy for the client to over look the fact that the ugliest pools can mean the best price to you the home buyer. Many times the price is listed at 20% lower when the pool is covered with one of these wood, wire and plastic man made covers.  

In these economy  many pool company have a "foreclosure clean up and restart program " with a fee of around $900.00 to $1,200.00 to come out and remove these structures and clean and restart the pool. So when your out looking at foreclosures the same home down the street could cost you $20,000 more for the same home with a clean operating pool. 

The old saying is when the pool is the color "green" and the "tadpoles" are as big as fish? it's time to make an offer to the bank !

Cape Coral Florida waterfront foreclosures & bank short sales. I just wanted to share with all my readers a couple of the homes we toured yesterday. I was out with clients looking a waterfront pool homes under $165,000, we took a look at seven foreclosures on waterfront canals located in Southwest and Southeast sections of Cape Coral Florida as you can see there where some very nice homes.

These homes had some work that would have to be done before moving into hem, but most of the required work would be light fixtures, ceiling fans,and some new flooring in he bedrooms. there where four out of the seven that I would suggest the buyer purchase new appliances.

There are hidden treasures out there to be found if the home buyer dose not mind doing or hiring someone to do a little work. Doing a little research understanding the current real estate market you can find a outstanding waterfront home at the fraction of the prices just a few years ago. Now is the time to buy your vacation home in Paradise!

I read the news media headlines around the country as Bank Owned, Foreclosures and Bank Short Sales are drawing interest from all around the country to purchase a home at a fraction of the cost of years past. Well here in southwest Florida where many people consider lee county Florida as the "Ground Zero of the Mortgage Crises" has been rated in the very top of the foreclosure filings in the country for several months over the past year in a year and a half or so.

I read that all around the country Realtors are buying old school buses, large extended vans, small 10-12 seat buses for taking large groups of People on a Foreclosure Tours of Bank Owned Property. I find this truly amazing that a Home buyer would want to go look at homes along with many other home buyers.

Think about this now. They are all viewing the same house, at the same time to Possibly Purchase? I don,t know about you but if I am going to buy a house?  I do not want to let someone else that has interest in the same house know or notice I have interest in teh same house ! Now would you believe you would be able to get your best price and terms with some many people looking at the same time? 

I know when I take clients out to see say 8-to 10 homes  there is always 30% of the homes in any price range always look so much better then the rest. You know as well as I do many of the listings in that price range we picked to view a couple will be over priced for the value, a few will be under priced for the value. Well on this bus tour you don,t think the 10-15 people on this bus can't see this too? And they are all reading body language as many like the same house you do but don't want to lead on to others that they have interest.
