This information is provided to help you with questions about waterfront property in Cape Coral Florida. Cape Coral is very different in most cities in Florida because of canal system.

Cape Coral offers over 400 miles of waterfront property with a vary of life style experiences, nature preserves, tons of wildlife and  world class fishing adventures to the beginner all the way to Tarpon, Red-fish, Snook, Shark and Grouper fishing to the very advanced fisherman.


Canal Fishing. Southwest Florida is a fisherman's paradise ! Fresh water canals ( land locked canals that do not lead to the Gulf of Mexico ) provide outstanding bass fishing while our salt water canals lead to some of the best fishing waters in the state.  Many fishermen enjoy the backwater fishing for Snook, trout and redfish in the salt water canals, protected bays, s grass beds, mangroves along our coastal shoreline.







Freshwater Canals:

Gulf Access Canals:
Cape Coral is considered a waterfront paradise because of it's extensive canal system that offer boating access out to the open waters and bays that lead to the Gulf of Mexico. .
 
Deepwater Unrestricted Access: The premier of all waterfront canal properties for boaters. These canal front properties are located close to open water and have no bridges, overhead power lines or other barriers between the waterfront property and the open waters leading to the Gulf of Mexico.



 


Unrestricted Access: These canal front properties offer the same unrestricted water but may have other issues such as narrower or shallower water and the property is located further inland and may take more time at idle speed to get out to open water.
 





Restricted Access canals: The properties on these canals are most suitable for owners of powerboats and personal watercraft. These canals require passage under one or more bridges, some may require going through a lock or lift. The time to get out to open water will depend on where the property is located in the canal system. Know the bridge heights, how far you must go to get out to open water before you purchase any canal waterfront property.

 

Width:
Standard Gulf Access Canal Widths vary but generally you will find canals from 80,120,150 and  200 feet wide.  The wider the canal the more scenic the view, the more privacy you have and the more room there is for navigation into and out of your dock.
 




Depth:
Standard Canal Depths can vary and depths may change over time.  Not all canals have a constant depth along the entire course of the canal. Winds and tides will also affect the depth of a canal.  High and low tides can change the depth of a canal by several feet during the course of a day. High winds coming from certain directions can push water into or out of canals especially during major storms. it is important to know the depth of the canal all the way to open water.
 
 
Tides:
Many of Cape Coral canals lie inside tidal waters. The average tide change is a minimal one to two feet but on occasion there can be seasonal high and low tides of 4 feet or more.

 


Seawalls
Seawalls  protect waterfront properties from erosion caused by rain and passing watercraft.  a visual inspection of the condition of the seawall is very important. Rain water needs to be flowing down the property and over top of the sea wall to the water.  
 







Docks, Boat Lifts & Davits:
Docks are allowed on most waterfront properties in the Cape Coral. To put in a dock or seawall homeowners must go through a permitting process with the city of Cape Coral I always suggest the home owner work directly with a local marine contractor.
